Identifying & Solving Common Issues

Based on the maintenance request history from January 2022 to December 2025, the most common issues facing the HOA center on lighting, pest infestations, water intrusion, and structural degradation.

❋ Pest Infestations

There are frequent reports of major ant infestations in individual units and the gym. Termite issues are also a recurring theme, with reports of "termite dust piles" and structural concerns in several units and patios.

❋ Structural and Safety Hazards

SB326 Balcony Structural Rot: Inspections conducted under SB326 have identified significant safety hazards, specifically structural rot beneath balcony framing. These issues are noted as critical and fall under the HOA’s legal obligation for structural maintenance.

Stucco and Wood Rot: Numerous reports describe large sections of stucco falling off the building and widespread wood rot on patios and balconies. Residents have repeatedly cited these as serious safety risks.

Unsafe Decks and Railings: Multiple maintenance requests highlight shaky or cracked deck surfaces that residents consider unsafe for use, particularly for small children.

Corroded Garage Grates: There are recurring reports of rusted-through or broken metal grates in the parking garage that pose a physical safety issue to residents and vehicles.

❋ Water Intrusion and Plumbing

Roof and Gutter Leaks: Clogged gutters and roof deficiencies leading to water leaks into units.

Unit-to-Unit Leaks: Frequent reports of water leaking from upstairs bathrooms into units below.

Clogged Pipes: Requests for sink and bathtub backup repairs, often requiring professional plumbing or hydro-jetting.

❋ Appearance and Landscaping

Significant Exterior Paint Deterioration: Residents have reported that the paint is faded significantly. And the building has not been painted in 20 years

Dead Landscaping & Standing Water: Multiple reports highlight a non-functional water fountain described as a "visible eyesore" that has been out of service for a year. Dead plants are prevalent throughout the community.

Sprinkler System Failures: Significant sprinkler system malfunctions and leaks in the irrigation system.

Water Fountain: There are multiple complaints about a non-functional water fountain that has become an eyesore and a health hazard due to stagnant, foul-smelling water.
